Giant H is an owner-developer holding approximately 165,000 m² of land in Daegot-myeon, Gimpo, west of Seoul. We are developing part of it into an AI data center campus. Around it, we are planning a sports complex, a gallery, and the public spaces that make a campus a place. Two ventures grow from the same ground: an amenity brand for the spaces we build, and an AI R&D unit that makes film with engines of its own.

The site

The land is ours. There are no third-party landholders, no assembly still to negotiate. Development begins from ownership, not from an option.

AI Data Center

Status: pre-development

An AI data center of 40 to 80 MW is planned on part of the site, with a gross floor area of roughly 9,900 to 16,500 m². The campus is designed to be built in phases, with power, cooling, and connectivity scaled to tenant demand.

Cafe Coner-H

Status: open

Cafe Coner-H is a cafe of about 990 m², already open, at the corner where Giant H meets the public. Long tables, a long bar, and a wall of glass. It is the first place the group’s products are used and the first screen for its films.

Ventures

Victoria-H

Status: in development

Victoria-H is an amenity line made for Korea’s top hotels: body wash, shampoo, conditioner, and hand wash in large-format refills, formulated for daily use and made to be refilled rather than thrown away. The dispensers stay in the room and are filled on site, so the guest sees the same bottle every stay. A retail line derived from the hotel formulas follows, positioned between mass and prestige, for the product a guest liked in the room.

AI R&D

Status: in development

Cinemaforest is our AI film pre-production platform and the group’s research unit. It builds its own engines: a generation pipeline for storyboards, characters, and multi-angle shots that stay consistent from frame to frame, and EmoFEAT, a data engine that reads how audiences respond to what it makes. The unit produces the films and campaigns for our own places and brand, works with clients who need the same, and will run on the campus’s compute.

Company

Giant H Co., Ltd. was founded in June 2023 and is headquartered in Gangnam, Seoul. The name comes from the giant hornet, a symbol of survival, prosperity, and coexistence, the three values the company was founded on. It is a design-led, land-based investment company whose business scope covers real estate development, cosmetics manufacturing, and media content, which is where the campus, the brand, and the R&D unit come from. The land in Daegot-myeon is held by the founding family.
